The Loch Haven community is made up of approximately 300 homes and lots of which a large majority are members of our association.
The Association is governed by a 15-member Board of Directors. Elections are held each November when five new Board members may be elected into office to replace five old members with expired terms. A president, vice-president, treasurer, and secretary are also elected at this time. All committee chairpersons are appointed by the president and each committee chairperson may select his or her committee members. The Board of Directors is always looking for volunteers to help on the various committees. The time, place and agenda of every Association meeting will appear on the bulletin board or in a newsletter well in advance of every meeting.
The treasury is supported by membership dues, pier slip donations, and fund-raising activities throughout the year. Some fund-raising activities in the past have been dances, spaghetti dinners, luaus on the beach, community yard sales, bake sales and Loch Haven community fairs.
LHCA currently maintains several areas for the enjoyment of its members. The marina provides members with slips in Limehouse Cove. The beach has a swimming area, picnic tables, and playground equipment.
The overlook is located at the end of Loch Haven Drive, and as its name suggests is a beautiful parcel of land overlooking the South River. It is pleasantly landscaped and is especially nice for persons in the community not fortunate enough to have waterview property. At the foot of the overlook are steps leading to the beach. A walk from this point is nice on hot summer evenings. Or just dangle your feet over the bulkhead and watch the boats on the river. Community social events and one Civic Association meeting per year are held at the overlook in the summer.

CLIENT BILL of RIGHTS
#1 No Affiliated Business Arrangements
We make our money on the commission, we don’t need to make a few hundred bucks steering you. No “One Stop Shopping” filled with partners filling our pockets. By law we are required to disclose to you, in writing all affiliated businesses belonging to or affiliated to the Broker. By Law, you are free to choose any other companies that you choose.
#2 No Admin Fees
These are $200-400 fees charged by many large companies, for “administrative” costs. We don’t charge them, never will!
#3 No “Double-Dipping”
Double Dipping is ILLEGAL in some states. I wonder why? Double Dipping is when there is only one Realtor between a buyer and seller. A Double Dipping Realtor can not help both sides. We don’t do that. We will only represent our client, the buyer OR seller. In the case where a buyer comes without an agent, they will be an “unrepresented buyer” (like a FSBO) and will sign a disclosure saying who we work for. If the buyer would like representation we will provide them with their own agent to represent them!
#4 No TELLING you what to pay
We won’t tell you what to pay for a place. Ever! We won’t even answer the “What if you were me” question, since… We aren’t you! It is your money, and your risk tolerance. Instead of telling you a price, we will go over a ton of data to consider and conclude with our “VEGAS ODDS SYSTEM” on what the other side MIGHT do and separate it into three categories: Accept, Counter or Walk. Ultimately you decide how aggressive you want to be.
#5 Free Home Warranty Insurance
Even though it is illegal to receive a commission for selling insurance (unless you are a licensed insurance dealer), the Home Warranty companies have figured out a way to give agents and firms an “admin fee” of $60 to sell their goods. Why bother? We won’t accept that commission as we feel that is illegal. Instead in the event that the seller is not offering a Home Warranty Insurance Policy, we willprovide you with one! Again we make our money on the commission, we don’t need to upsell you a $400 policy.
#6 No Buyer Agent Bonuses/Bribes
We outline our compensation up front in our Exclusive Buyer Agency Agreement. If there is a bonus to the buyer agent we will provide you with several alternatives…You may discount this from your offer, you may get it in the form of a rebate on the HUD1 (pending lender approval) You may designate a portion to us additional compensation. We won’t be bribed to push you into a particular listing
#7 30 Photos & Custom Domain Name Website Per Listing
It boggles my mind when a $900,000 listing posts 3 photos taken with a camera phone and then wonders why it didn’t sell for 200 days. And this is from a “Top 3″ large company, not a “discounter.” They even allow agents to check a default button to allow the MLS to dispatch a high school photographer to take a free exterior shot. I call this the free drive-by shooting option. Interesting stats: I just looked up a nice bright “Top 3″ leading firm. They have 22 listings active. 9 picked the free MLS drive-by option, 8 had only 1 photo and no tours (some overlapped) and only 1* had 20 photos (there were 12 tours which I personally hate). Here is a secret, it now costs Realtors $0 to post 30 photos, so why isn’t that mandatory? (every buyer is now saying “Yeah I hate places without multiple photos… well blame them!)
Simple new standard requirement:
Each listing must have 30 photos.
Photos must be taken with a 15/22mm wide angle or from a professional photographer, which I pay for. The photos will be online within 24 HOURs of the listing going live.
Listings will never have “Photo Coming Soon” or “No Photo Available.” Otherwise 1,000+ buyer receiving daily email alerts for new listings won’t have a photo, and the listing will have missed the single most important first impression. This is a pet peeve of mine. If your agent has a “No Photo” image the first day after your listing, you have a sucky agent. Tell them to read this and get their act together!
Each listing will also have their own domain name. No need to point prospects to “HugeRealEstateCompany.com” just to get lost looking at another 10,000 homes. Instead prospects can go directly to the photos of the listing with their own domain like: www.lochhavenwaterfront.com

#8 Professional Staging
We won’t list a house unless we can make it look better than a model home. Why? It works. It gets you more money and the house sells faster. I have a professional graphics and staging specialist available at all times (at my expense).
#9 You’re High Tech, We’re High Tech
How about 100% paperless transactions from start to close? No unnecessary “meeting to sign” papers or trips to Kinkos. We also use instant messaging, cell text messaging and of course email… from our phone. Prefer paper? We can do that too. We will only require the minimum paperwork as required by law!

If you call, or email me between the hours of 7:00am- 9:00pm (eastern time) I will respond within 1 hour. You must provide accurate contact info. If I fail, I will send you a gift card for $100!
